So $O (Realty Income Corp) was one of my favourite REITs in the past, however in the last few years it has shifted its core business a lot and it has added a lot of geographic diversification in Europe making it not as stable as it was in the past. It has also doubled its market cap in the last 6 years , mainly from mergers and acquisitions while its share price is still down -30% from its peak in 2020. This makes it one of the biggest REITs and not able to grow as fast as in the past. Enter Private Equity! On the last earnings call $O announced it will start doing private equity deals in which they will only be using 20% of the capital to get the same cap rate plus a 1% fee on asset value. Currently there are a lot of private equity money sharing opportunities and $O can maybe join in and capitalize on those. If they are successful with this new venture it can bring back some growth to the company, let's wait and see.
